Create both print and internet advertisements of the listing including advertising to company’s internet site
Coordinate showings with the owners, tenants and other Realtors. Return all calls
Prepare and generate personal mailing and contact list
Merge letters to contact list
Prepare flyers, property marketing brochure and “just listed” cards
Distribute marketing brochure to all company salespeople and provide marketing data to all perspective buyers coming from international relocation
Review MLS listings to ensure property is priced competitively and mail out “Just Listed” notices to immediate neighbourhood residents
Advise company Network Referral Program of the listing
Provide marketing data to buyers who are coming from international relocation
Record price changes in all databases and internet groups
Submit advertisement of listing to company internet site
Followup and get feedback from showing agents to determine if any changes need to be made with the property that is listed
Update seller on all marketing activity and results
Receive and review all offers to purchase submitted by buyers and buyers agents
Evaluate offer and prepare a “net sheet”on each over for the owners comparison
Discuss offer with clients and contact buyers agent to discuss qualifications and motivations of their client
Confirm that the buyer is qualified by a mortgage officer and obtain pre qualification letter
Negotiate all offers on the sellers behalf setting timelimits on conditions and closing dates
Prepare counter offers, accepted and or amendments to the buyer’s agent
Fax all necessary paperwork to the sellers lawyer
Once the Offer to Purchase is settled, deliver the original to the owner and deliver a copy to the buyers agent then deliver deposit to trust account
Assist the buyer in applying for financing, arrange for appraiser to inspect the property and arrange any other inspections that may be needed
Prepare/obtain waiver or condition removal documents and deliver to lawyer for the seller.
